List of documents required to purchase of Residential Flat in Bangalore

FOLLOWING ARE THE ESSENTIAL DOCUMENTS TO BE VERIFIED BEFORE PURCHASE OF FLAT IN BANGALORE.

  1. Mother Deed- Grant Certificate/Re-grant order/Occupancy Certificate in respect of Land (Survey Number); and/or
  2. Earlier Sale Deeds/Partition Deeds/Gift Deeds/Will;  and/or
  3. Decree passed by competent court. 
  4. R.T.C's from 1970 to till date/ till date of conversion.
  5. Mutation Register Extracts.
  6. Index of Land
  7. Record of Rights in respect of Survey Number.
  8. Tax Paid Receipts in respect of earlier Survey Number/s
  9. Tippani
  10. Atlas
  11. Hiss Tippani
  12.  Akaraband
  13. Nil tenancy claim certificate issued by the appropriate authotity under The Karnataka Land Reforms Act.
  14. Certificate issued by the appropriate authority about initiation of proceedings under Section 79 A and B of the Land Reforms Act.
  15. Certificate issued by the appropriate authority about initiation of proceedings under Karnataka SC & ST (Prohibition of Transfer of Certain Land) Act 1978.
  16. Village Map (To be original in Size).
  17. Family tree of present owner/s. 
  18. Zoning  Area Sketch issued by the BDA. 
  19. Present Khatha and Khatha Extract issued by the Bruhat Bangalore Mahangara Palike.
  20. Latest Tax Paid Receipt issued by the Bruhat Bangalore Mahangara Palike.
  21. Building Sanction Plan duly approved by the appropriate authority. 
  22. Whether the building construction is in accordance with Approved Sanction Plan to be verified through the own Architect/Engineer.
  23. Special Notice issued by the jurisdictional Joint Commissioner, BBMP for Bi-fur cation of earlier Khatha.
  24. Applicable Maintenance charges to be discussed with the Developer.
  25. Terrace area rights.
  26. Facilities and amenities to be provided in the Apartment.
  27. Penalties in case of cancellation of Agreement of Sale/ transfer of right accrued through Agreement of Sale to be finalised.
