Documents relating to Origin/Title of Property.

  1.   Deed- Grant Certificate/Re-grant order/Saguvali Certificate
      2.   Sale Deed/Partition Deed/Gift Deed

Revenue Records

1          1.  R.T.C's. from 1966 to till date

      2. Mutation Register extracts.

            3.  Index of Land register extract.

      4. Record of Rights extract.

      5. Patta Pass Book

      6.Tax Paid Receipt
  
 Survey Records

            1. Tippani copy.

            2.  Atlas

      3. Hiss Tippani & Hissa Survey Sketch

Record from Sub – Registrar’s Office

Encumbrance Certificate from the jurisdiction Sub-Registrar for a minimum period of 30 years. 


Endorsements

1     1. Certificate from appropriate authority relating no pending tenancy cases under the provisions of the Karnataka Land reforms Act. 

  2. Endorsement from the Tahsildar confirming the absence of any pending cases under Section 79 A & B of the Karnataka Land Reforms Act.

        3. Endorsement from Assistant Commissioner that there is nothing pending under Karnataka SC & ST (Prohibition of Transfer of Certain Land) Act 1978.
     
    4. Certificate from the jurisdictional Assistant Commissioner in respect to no land acquisition proceedings pending.

    What will be the procedure to become a certified agriculturalist?

    Also, I read through the new law passed by Karnataka Gov in 2015. Wherein it is mentioned that any person who's income is less than 25 L p.a. will be treated as a agriculturist.

    I am from Maharashtra can i purchase land in Karnataka as it is my native.

  2. New law applicable only to Agriculturists, by this law Govt has increased non-agricultural source of income from 2 .5 Lac to 25 Lakhs.
    A non agriculturist can file an application before concerned Jurisdictional Assistant Commissioner to obtain permission to purchase agricultural land situated in his jurisdiction. After considering the facts and docuements he will pass order.

    I have interest in buying an agricultural land. The owner has all documents except grant deed. He claims this property has been ancestral sine more than 100 years and never been sold or partitioned between family members...what to be done?

    1. Grant certificate/deed is not available to all lands.. if it granted land then only applicable...you may consult any Advocate for clarification.

  6. Hi sir I would like to know is Pani coumplsoury to buy agricultural land in karnataka.i belong to Karnataka. As I read in newspapers 79 and 79 A is being relaxed and anyone can buy agricultural land is this true or false.
    If Pani is required than what are other options to get it registered without any lapses legally.

  7. Sir my grand father has a land of 4.20 acres so the saguvali has done by my relatives so they are not leaving to cultivate the land is what will be the next step
